We have just installed an iiNet NBN modem router as a replacement for the ASUS DSL-AC68U. We previously had good download speeds on our laptops and on one desktop PC (when using wifi in all parts of the home).
The new iiNet modem provides better speeds (around 40-45 Mbps), however now the desktop PC (when using wifI) has very slow download speeds of around 2-5 Mbps. Do you have any ideas as to why this is occurring?

Two common reasons you'll experience significant faster download speeds utilising an ASUS DSL-AC68U router over an iiNet issued modem router device are as follows:
1. iiNet NBN router internal antenna.
Your ASUS DSL-AC68U NBN modem has external antennas and it's highly likely an NBN modem router issued by iiNet has internal antennas.
General rule-of-thumb, external antennas in common marketplace modems offer higher gain antennas of 5 dBi output, and the modems with internal antennas output around 2-3 dBi.
iiNet's NBN router most likely doesnt produce the signal stregnth and robustness of the ASUS DSL-AC8U.
2. Swap the wifi SSID on your iiNet modem router.
You might attempt switching which band your desktop computer's wifi is connecting to. Perhaps attempting to traverse the SSID you're connecting to from 2.4GHz to 5Ghz and seek out results.
Should you own your property or intend on living in your home for a longer stay, a good option for increased stable wifi speeds and throughput would be installation of an wifi access point.
Installation of a wifi access point requires a data cable to be run through your ceiling, and a POE wifi access point mounted on your ceiling by a professional installer. This is the best permanent solution for your troubled slow wifi speeds.
